What an AC tune-up should accomplish

Air conditioners lose efficiency gradually. Coils collect dirt, capacitors weaken, drains slow down and electrical connections loosen. None of these changes is dramatic on its own, but together they raise operating costs, reduce comfort and set the stage for breakdowns on the hottest days.

A tune-up reverses what can be reversed, identifies what cannot and gives you a clear picture of the system's condition. The measurements taken during the visit also create a baseline, so future technicians can see how the system is changing over time.

For homes that have never had a documented inspection, the first tune-up is especially informative, because it establishes the reference point every later visit is measured against.

Outdoor unit inspection and cleaning

The outdoor coil releases the heat removed from your home. When its fins are coated with dust, pollen, grass clippings or cottonwood fluff, it cannot release heat efficiently. Pressures rise, the compressor works harder and efficiency drops.

We clean the coil appropriately for its condition, straighten badly bent fins where practical and clear debris from the base of the unit. The condenser fan motor and blade are inspected for wear, balance and secure mounting.

Clearance around the unit is checked. Shrubs, fences and stored items that restrict airflow are noted, along with any settling of the pad that could stress refrigerant lines.

Electrical testing

Capacitors are tested against their rated values. A capacitor that has drifted significantly may still start the system today but is likely to fail during heavy use. Replacing it during a tune-up avoids an emergency call later.

The contactor is inspected for pitted or burned contacts, and electrical connections are checked for tightness and signs of overheating. Voltage and current are measured on the compressor and fan motors and compared with nameplate values.

Safety controls, such as high and low pressure switches where present, are observed for correct operation. Any abnormal electrical reading is explained along with its likely cause.

Refrigerant and performance readings

With the system running, the technician measures refrigerant pressures and temperatures to calculate superheat or subcooling, depending on the system's metering device. These readings reveal whether the charge is correct and whether the system is transferring heat properly.

Temperature split across the indoor coil and static pressure in the duct system show how well air is moving and how much heat is being removed. Together, these numbers indicate whether the system is operating near its designed performance.

If readings suggest low refrigerant, the likely cause is a leak. We explain the finding and the options for locating and repairing it rather than simply adding refrigerant without comment.

Indoor components and drainage

The indoor coil is inspected where accessible. A dirty coil reduces airflow and cooling capacity and can freeze. The blower wheel is checked for buildup, which reduces the amount of air it moves.

The condensate drain is flushed and the drain pan inspected. Clogged drains are a frequent cause of water damage and system shutdowns in summer, and they are easy to prevent with routine attention.

The filter is checked and replaced if you have one available or if one is included in the visit. Thermostat operation is verified, and the system is run through a full cooling cycle.

The written report

At the end of the tune-up, you receive a report with the readings taken and each finding ranked by urgency. Items that need prompt attention are separated from those that can be monitored, and each recommended repair has a written price.

You decide what to address. Many minor repairs can be completed during the same visit, while others can be scheduled later. There is no pressure to approve anything on the spot.

The report is kept in your service history, which makes it easier to track trends and plan for eventual replacement.

What a tune-up cannot do

A tune-up cannot restore efficiency lost to a fundamentally oversized system, severely leaky ducts or a failing compressor. It can identify those issues so you can plan appropriately.

It also cannot guarantee that no part will fail during the season. Components can fail without warning. What regular maintenance does is reduce the likelihood and catch the most common problems early.

When a tune-up reveals duct problems, our Duct Sealing service or a duct evaluation may be the next step toward better comfort.

Timing and frequency

Spring is the ideal time for a cooling tune-up, before the first heat wave creates demand for service. Scheduling early gives time to address any findings calmly.

Annual tune-ups suit most homes. Systems exposed to heavy dust, cottonwood, nearby construction or pets that shed heavily may benefit from additional coil cleaning during the season.

Heat pump owners should schedule inspections before both the cooling and heating seasons, since the system works year round.

Preparing for your tune-up visit

A little preparation helps the visit go smoothly. Clear a path to the outdoor unit and the indoor equipment, and move stored items away from the furnace or air handler so the technician can open service panels safely. If pets are likely to be curious, keeping them in another room is helpful.

Make a short list of anything you noticed last season: rooms that never cooled well, unusual noises, water near the equipment, a thermostat that behaved oddly or a noticeable change in electric bills. These observations help the technician focus on the areas that matter most to you.

If you have past service records, installation paperwork or the equipment's warranty registration, have them available. Comparing current readings against earlier ones is one of the most useful parts of a maintenance visit, and the records help confirm warranty status if a covered part is ever needed.

How tune-ups support efficiency over time

Efficiency losses from dirt and drift are gradual, which is why they often go unnoticed. A coil that is slightly dirtier each season or a charge that is a little lower each year can add up to a meaningful difference in operating cost and comfort.

Regular tune-ups keep those small losses from compounding. Clean coils, a correct charge, good airflow and sound electrical components let the system run shorter, more effective cycles. That reduces wear on the compressor and fan motors as well as energy use.

The readings from each visit also show whether the system is holding steady or slowly declining, which helps you plan a replacement on your terms rather than after a failure.

Reasons not to skip this year's tune-up

These conditions make a pre-season inspection especially valuable.

Last summer's bills were high

Rising costs often trace to dirty coils, weak airflow or incorrect charge.

The system is several years old

Wear accumulates, and capacitors commonly weaken with age.

Water appeared near the air handler

A slow drain can overflow or trigger a shutdown in peak season.

Heavy pollen or cottonwood nearby

Outdoor coils clog quickly in some environments.

Rooms felt clammy

Humidity problems can indicate airflow or charge issues.

No record of past maintenance

A baseline inspection shows where the system stands.

Schedule your cooling inspection before the first heat wave and before the service calendar fills.

AC tune-up questions

How long does a tune-up take?

Most take about an hour to ninety minutes, depending on the system's condition and access.

Is a tune-up really necessary every year?

Annual maintenance is a common manufacturer recommendation and helps keep efficiency up and catch problems early.

Does a tune-up include refrigerant?

Refrigerant is not added routinely. If readings show a low charge, we explain the leak concern and options.

What if you find a problem?

You receive a written price and decide whether to repair it now, later or not at all.

Should I change my filter before the visit?

You can, but the technician will check it either way and let you know the right replacement size.

Is there a charge for the tune-up?

Yes. The tune-up is a flat-rate service, and the price is confirmed when you book.

Can a tune-up help my warranty?

Some manufacturers require proof of regular maintenance. Keeping your reports helps document that care.

Can the tune-up be done while I am at work?

Access to both the indoor and outdoor equipment is needed, so someone should be available to let the technician in and review the report at the end. Many customers choose early morning or late afternoon appointments.
